SUBJECT:     Resolution Approving Final Tract Map No. 53464 for a 10-Unit Condominium Project at 2512 28th Street.

 

INTRODUCTION

This report recommends that the City Council approve a Final Tract Map for the following condominium project.  The Tentative Tract Map was approved by the Council on November 26, 2003.

BACKGROUND

After public hearing and careful review of the record and staff recommendations, the Council on appeal approved a Vesting Tenta­tive Tract Map for the above project on November 26, 2003.   The action of the Council was based on its findings that the pro­posed subdivision will have no significant environmental impact and is in conformance with all State and local laws and regula­tions and applicable General Plan Elements.

 

The Final Map conforms to the Tentative Map.  The License Division reports that the developer had not yet paid the condominium tax in the amount of $10,000.  The developer will pay this amount prior to issuance of a building permit.  The project has been approved by the Los Angeles County Engineer’s office and certified by the City Engineer for conformance with the Tentative Map and conditions thereon, the Subdivision Map Act and local ordinances.  The City Attorney's office has approved the Covenants, Conditions and Restrictions for the Final Map as complying with the conditions of the Tentative Tract Map and applicable laws.

 

The City’s Civil Engineering Division has advised that no offsite improvements are necessary and, therefore, no off-site subdivision improvement agreement has been prepared.

 

BUDGET/FINANCIAL IMPACT

The recommendation presented in this report does not have a budget or fiscal impact.

 

RECOMMENDATION

It is recommended that the City Council adopt the accompanying resolution approving Final Tract Map No. 53464.

ACCEPTING AND APPROVING

A FINAL SUBDIVISION MAP FOR TRACT NO. 53464

TO SUBDIVIDE A PROPERTY AT PROJECT ADDRESS

 

 

 

THE CITY COUNCIL OF THE CITY OF SANTA MONICA DOES RESOLVE AS FOLLOWS:

 

 

SECTION 1.       That the Final Map for Tract No. 53464 in the City of Santa Monica hereby is accepted and approved.

 

 

SECTION 2.       That the City Clerk hereby is authorized and directed to endorse upon the face of said Map this order authen­ticated by the Seal of the City of Santa Monica.

 

 

SECTION 3.       That the City Clerk shall certify to the adop­tion of this Resolution, and thenceforth and thereafter the same shall be in full force and effect.
