GENERAL INFORMATION FOR E-PERMITS

  • E-Permit provides the following services:
    • Both property owners and contractors may obtain building permits for simple improvements involving one construction trade or one contractor license classification such as roofing, electrical, plumbing or HVAC.

    • Escrow Companies can apply for Residential Building Records

    • Any member of the public may research Building permits, a parcel number, and/or an address.

    • Paying outstanding balances using a credit card (MasterCard, Visa and Discover)

·        E-Permit CANNOT be used for:

o       Building permits for projects that have multiple construction trades or that require the submission and review of construction plans, materials information or engineering calculations to verify compliance with building codes or require discretionary City Planning approvals, including Architectural Review and compliance with the City's Landmark's and Historic District Ordinance.

  • All work performed pursuant to E-Permit must comply with all applicable municipal, state and federal laws, including, but not limited to, statutes, building codes, and zoning regulations.

  • E-Permit is valid for only 180 days after permit issuance and will expire unless you begin work and receive an inspection within the 180 day period.  *Please note that even if you have had an inspection, the maximum time for an ePermit to be valid is 1 year.  If you need any longer than one year, you will need to file for a permit extension.

  • The issuance of a E-Permit does not authorize any other construction work not expressly covered by this permit, any improper occupancies, additional dwelling units or any other unauthorized use of the property.

  • All work performed is subject to inspection.  To schedule inspections, you can go online or call (310) 458-2202.

The Following are lists of different types of construction for which an E-Permit can be issued online.
 

1.      Electrical - Single Trade Permit

2.      Mechanical - Single Trade Permit

3.      Plumbing - Single Trade Permit

4.      Roofing - Single Trade Permit

5.      Seismic Retrofit - Single Trade Permit - (Cripple wall bracing only)

6.      Kitchen and Bath Remodel - Combination Permit

E-Permits can only be issued where work does not require any type of plan review or approval.

  

Electrical - Single Trade Permit  

  • The proposed work DOES NOT involve the installation or remodel:
    • Sub-panel, switchboard, motor control or feeder of 400 amps or more.
    • Electrical service greater than 600 volts.
    •  Transformer of 45kva or greater capacity.
    • Motors greater than 1 horse-power.
    • Multiple Meters
    • Electrical work in a hazardous location as defined in the National Electrical Code.

Mechanical - Single Trade Permit         

  • The proposed work DOES NOT involve the installation of:
    • Mechanical ventilation for a parking garage.
    • Mechanical equipment in a side yard adjacent to a residential building.
    • HVAC system greater than 10,000 CFM.
    • Boilers, dryers and/or heaters in a commercial building.
    • Kitchen hoods, spray booths or dryers in a commercial building.

Plumbing - Single Trade Permit

  • The proposed work DOES NOT involve the installation of:
    • Boilers, dryers and/or heaters in a commercial building.
    • Water piping or gas piping 2 inches or greater in diameter.
    • Medium-pressure, co-generation or medical gas systems.
    • Reclaimed or gray water systems.
    • Sanitary drainage with fixture load greater than 216 drainage fixture units.
    • Fixtures whose overflow rim is located below the upstream manhole cover
    • Interceptors, grease traps, clarifiers or sewage ejectors.

Roofing - Single Trade Permit

  • The proposed work is for:
    • The combined weight of new sheathing, insulation and new and existing roofing materials will not exceed six pounds per square foot above the base roof deck sheathing.
    • The installed roofing materials will be an approved Class A or B fire-retardant roofing assembly.
  • The proposed work DOES NOT involve the installation of:
    • Changes to the configuration of the roof structure

Seismic Foundation Retrofit – Single Trade Permit

  • The proposed work is for:
    • Seismic retrofit of light wood-frame buildings using the approved standard plan without an engineered design.
  • The building:
    • Contains only residential occupancies with no more than four dwelling units.
    • Has a lateral force resisting system consisting of wood frame shear walls on properly maintained or newly installed concrete or masonry stem walls and footings.
  • The existing wood frame cripple walls on concrete or masonry stem walls do not exceed forty eight inches in height for one story buildings and fourteen inches in height for two story buildings.

Kitchen and Bath Remodel - Combination Permit

  • The proposed work is limited to:
    • Kitchen or bath area and no other construction work is going on at the same time in other portions of the structure.
  • The proposed work DOES NOT involve:
    • Walls being moved or rooms enlarged.
    • Sub-panel, switchboard, motor control or feeder of 400 amps or more.
    • Remodel of electrical service greater than 600 volts.
    • Transformer of 45kva or greater capacity.
    • Motors greater than 1 horse-power.
    • Electrical work in a hazardous location as defined in the National Electrical Code.
    • Mechanical equipment in a side yard adjacent to a residential building.
    • HVAC system greater than 10,000 CFM.
    • Water piping or gas piping 2 inches or greater in diameter.
