       Application for a Tenant-Participating Conversion and
       Vesting Tentative Map to convert a 14-unit apartment
       building into condominiums at 519 California Avenue.
       ACTION: Approved.

7-B:   Conditional Use Permit 94-022, 1429 Third Street
       Promenade, C3C, Applicant: Albert Mizrahi/Gotham Hall.
       Application for a Conditional Use Permit to amend
       Conditional Use Permit 92-014 to permit a 4,766 sq.ft.
       expansion of an existing 9,365 sq.ft restaurant/bar with
       an approved Type-47 (On-Sale General for Public Eating
       Place) alcohol license on the second floor and roof deck
       of 1429 Third Street Promenade.  The proposal includes a
       request for a 190 sq.ft. dance floor, a 102 sq.ft.
       stage, and live music.  The proposal would add 237 seats
       to the existing 206 seats for a proposed total of 443
       seats. A public hearing was conducted on this matter;
       action at this time is approval of findings and
       conditions per prior direction of the Planning
       Commission.

7-C:   Conditional Use Permit 94-025, VAR 94-027, PSP 94-005,
       101 Broadway, RVC Applicant:  Extrablatt 2
       Cafe/Restaurant. Application for a Conditional Use
       Permit, Variance and Performance Standards Permit to
       allow a 338 square foot sidewalk seating addition to an
       existing restaurant with no additional parking spaces
       in-lieu of the 5 parking spaces required by code.  The
       proposal requires an amendment to an existing
       Conditional Use Permit allowing alcohol service at the
       establishment. A public hearing was conducted on this
       matter; action at this time is approval of findings and
       conditions per prior direction of the Plannning

7-D:   Text Amendment 95-001 to Amend Article IX of the Santa
       Monica Municipal Code Relating to the Length of Permit
       Terms, Location: Citywide. The proposed text amendment
       modifies Zoning Ordinance Sections 9.04.20.08.040;
       9.04.20.10.060; 9.04.20.11.060; 9.04.20.12.060;
       9.04.20.14.050; 9.04.20.26.050; 9.04.20.28.030; 
       9.04.20.32.060; and 9.04.20.34.080 related to the term
       of planning permits. (Planner: Amanda Schachter)
       ACTION: Continued to April 5, 1995.

7-E:   Development Review 95-001, 2809 Lincoln Boulevard, C4
       District, Applicant: McDonald's Corporation. Application
       for a Development Review Permit to modify Development
       Review Permit 463 to permit a new driveway to provide
       direct access to the existing parking area located on
       the northern portion of the site. (Planner: Patrice

       Toys R Us. Application for an Earthquake Recovery Permit
       to consider the reconstruction of a two story 51,124
       square foot building for a Toys R Us retail toy store
       and an additional retail space in place of the
       demolished Henshey's building at 402 Santa Monica
       Boulevard. (Planner: Emmanuel Ursu)

8-B:   Development Review 94-005, 1 Pico Boulevard, RVC with
       Beach Overlay District, Applicant: ET Whitehall Santa
       Monica Partners/Shutters on the Beach. Application for a
       Development Review Permit to modify Development Review
       Permit 325 to permit valet assisted public parking in-
       lieu of twenty one (21) spaces of on-site metered public

9.     DISCUSSION:

9-A:   Consideration of Scheduling a Revocation Hearing on
       Conditional Use Permit, 625 Montana, C2, Conditional Use
       Permit 546 permits the issuance of a Type 20 (Off-Sale
       Beer & Wine) alcohol license, and Conditional Use Permit
       90-074 allows wine-tasting and wine tasting classes on-
       site in conjunction with a Type-42 (On-sale Beer and Wine
       for Public Premises) alcohol license. In the event that
       the Planning Commission determines that a revocation
       hearing is appropriate, the hearing will be scheduled for
       a subsequent date. (Planner: Susan Healy Keene)
       ACTION: Revocation Hearing Request Denied.
