8-A:   Text Amendment 96-001, BSC2 District, Applicant: David
       Forbes Hibbert (Architect), Application for a text
       amendment to Subchapter 9.04.08.15 (BSC Bayside
       Commercial District) Section 9.04.08.15.060 (Property
       Development Standards) to allow the construction of a
       bridge connection between two commercial office
       buildings in the BSC (Bayside Commercial) District. The
       proposed text amendment is requested to allow a bridge
       to be constructed at the fifth floor level of two six-story buildings.  Existing Property Development
       Standards would not allow the proposed bridge due to
       building height and floor area ratio (FAR) restrictions. 
       Approval by the Planning Commission of a Development
       Review Permit for the bridge would be required if this
       Text Amendment is approved by the City Council.

8-B:   Zone Change 96-001, 1544 19th Street, R2, Applicant:
       Entertainment Property Associates, Application for a
       Zone Change to amend the Official Districting Map
       designation for a 7,500 square foot parcel from its
       current R2 (Low Density Multiple Family Residential)
       designation to a R2A overlay (Low Density Multiple
       Family Residential-Parking Overlay) designation. The
       applicant is also requesting approval to continue the
       use of the subject proerty as surface parking lot which
       serves an adjacent M-l commercial building (1823
       Colorado Avenue). (Planner: L. Beck)
       ACTION: Approved.

8-C:   Proposed Text Amendments to the Zoning Ordinance to
       Allow for Incidental Arts and Entertainment Uses Within
       the Main Street Commercial (CM) District.  The Zoning
       Ordinance currently does not allow retail establishments
       in this area to offer incidental arts and entertainment
       such as poetry reading, storytelling, music and other
       forms of personal expression. The proposed zoning text
       amendments would establish a process by which retail
       establishments in the Main Street Commercial District
       could pursue approval for such activities.
       ACTION: Approved.
