5.  What is the Zoning for my property?


There are 29 Zoning Districts in Santa Monica, and 4 Overlay Districts. Each district has specific zoning regulations designed to appropriately guide development in that district by specifying what and how much can be built, what are the permitted uses and development standards, and what are the processes for obtaining approval to build.

Follow these instructions to determine the zoning for a specific property and the relevant property development standards:

1.      Click the link below to access the City’s zoning map.

2.      Click onto OPIS (Online Property Information System)

3.      Click on Find Location

4.      Click on Street Address or if you don’t know the address, Street Intersection

5.      Enter the Address or Intersection.  Click Submit.  Select an address.

6.      The address you selected will be marked on the map with a red box with the address in red letters.

7.      Click on Layers – this should bring up Map Layers on the right hand side of the screen. Check the box next to Zoning.

8.      The zones are color coded and identified in black, block letters.  The zoning for your property is the colored area in which your property is located.

9.      To find out the uses and development standards that are associated with your property’s zoning, click on the icon with an “i” then click on your property.  This will bring up a panel of information regarding the property on the right-hand side of the screen.

10.     Scroll to the bottom of the right-hand pane and click on “View Zoning District Uses”. This will open another window where you can find out the uses and development standards for each zoning district in the city.

If you already know your Zoning District, click on the district below to be linked to the associated Zoning regulations.

In order to further assist you in finding applicable zoning standards, the following is a quick reference table of some of the most common standards for multi-family projects:
