Zoning Administrator

The Zoning Administrator issues land use permits that are minor in nature and which generally result in activities of little public controversy and adverse impact. The Zoning Administrator provides the City with an opportunity to exercise administrative discretion, adopt specific findings of fact to support the resulting decision, and to require specific conditions where warranted to ensure that the requested activity or project is conducted or constructed in a manner consistent with the goals, objectives, and policies of the General Plan.

 

The Zoning Administrator reviews and makes administrative determinations regarding:

 

·         Interpretations

·         Zoning Conformance

·         Administrative Approvals

·         Home Occupation Permits*

·         Performance Standards Permits*

·         Adjustments*

·         Yard Modification Permits*

·         Temporary Use Permits**

The Zoning Administrator also serves as the hearing officer and conducts public hearings to review and render decisions regarding certain discretionary permits including:

·         Variances*

·         Use Permits*

·         Reduced Parking Permits*

 

Decisions regarding these discretionary permits by the Zoning Administrator are not rendered during a public hearing. Following a public hearing, the Zoning Administrator prepares a written decision to approve, conditionally approve or deny the application. Copies of the written decision are sent to the applicant, as well as to all persons that submitted either a request to speak (“chit”) during the public hearing or a letter regarding the project.

 

*May be appealed to the Planning Commission within 14 consecutive calendar days from the date of the approval.

 

**Temporary Use Permits issued for periods of greater than 45 days may be appealed to the Planning Commission within 7 consecutive calendar days after the date of approval.
