3-A.     VARIANCE 00-32, 202 Wilshire Boulevard,BSC-2 (Bayside Commercial) District, Variance from the parking requirements of the Zoning Ordinance pertaining to off-street loading for a new restaurant building. (Planner: Jonathan Lait) APPLICANT: HOUSTON=S RESTAURANTS.

 

3-B.     VARIANCE 00-033, 2321 2nd Street, OP2 (Ocean Park Low Multiple Residential) District, Variance to allow the construction of a fireplace with a chimney flue which encroaches to within 3' 1" of the front parcel line (14' setback required) within an existing 3-unit apartment building which has a 1' 1" front yard setback (15' required); and, variance to modify the off-street parking requirements to allow the addition of a bedroom to an existing 2-bedroom apartment (Unit C) without providing the required 2 off-street parking spaces.  (Planner: Paul Foley) APPLICANT: ERIC CHARLES PARLEE, ARCHITECT.

 

3-C.     VARIANCE 00-038, 2107 Ocean Avenue, OP3 (Ocean Park Medium Multiple Residential) District, Variance request to allow the addition of a parapet wall a maximum of 6' above the roof line of a building which is a legal, non-conforming structure ten-stories (99') in height.  Current zoning district standards allow two-stories, 30' height maximum.   (Planner: Paul Foley) APPLICANT: GREGG MAEDO & ASSOCIATES.

Any person wishing to address the Zoning Administrator on any of the regularly scheduled items should fill out and submit a request to speak form located near the front of the Auditorium.

A decision on the Zoning Administrator request(s) will not be rendered during the public hearing.  Following the public hearing, the Zoning Administrator shall prepare a written decision to approve or deny the request(s).  A copy of the written decision shall be made available to all persons that submitted a request to speak form during the public hearing or wrote a letter regarding the variance(s).

All decision of the Zoning Administrator are appealable to the Planning Commission during a fourteen (14) calendar day appeal period following the decision date.  Appeal forms are available at the City Planning Public Counter.  The appeal filing fee is $108.89.
